Waterline is a mixed-use high-rise development currently under construction in downtown Austin, Texas. It is anticipated to become the tallest tower in Texas upon completion.

Waterline is a 74-story skyscraper that will house residential, office, retail, and hotel spaces. Located at 98 Red River Street, near the Rainey Street District, the project is designed to harmonize with the nearby waterfront areas of Waller Creek and Lady Bird Lake.

Waterline is poised to become a significant architectural and economic landmark in Austin, symbolizing the city’s growth and urban development.

Development

The development broke ground on June 13, 2022, with Lincoln Property Company and Kairoi Residential as the developers. The tower is projected to reach a height of 1,022 feet and is slated for completion in late 2026.

Design

The design includes 352 apartments, 700,000 square feet of office space, 24,000 square feet of retail space, and a 251-room hotel. The hotel will mark the first Texas location of the 1 Hotels brand by SH Hotels & Resorts. The developers have also contributed to the Waterloo Greenway project.
