According to the United States Census Bureau, the CDP has a total area of 3.6 square miles (9.3 km2), of which, 3.6 square miles (9.3 km2) of it is land and 0.28% is water.

Demographics
At the 2020 census, there were 10,541 people living within the CDP across 3,872 households. As of subsequent estimates by the Census Bureau from July 1, 2021, the racial makeup of the CDP was 90.9%

There were 2,474 households, out of which 37.9% had children under the age of 18 living with them, 68.8% were married couples living together, 8.8% had a female householder with no husband present, and 20.6% were non-families. 17.2% of all households were made up of individuals, and 9.0% had someone living alone who was 65 years of age or older. The average household size was 2.72 and the average family size was 3.07.
In the CDP, the age distribution of the population shows 27.7% under the age of 18, 7.8% from 18 to 24, 22.9% from 25 to 44, 28.7% from 45 to 64, and 12.9% who were 65 years of age or older. The median age was 40 years. For every 100 females, there were 91.1 males. For every 100 females age 18 and over, there were 89.6 males.
The median income for a household in the CDP was $59,682, and the median income for a family was $66,226. Males had a median income of $47,454 versus $31,836 for females. The
Education

Fairwood is located in the Mead School District and home to Brentwood Elementary School and Mead High School, and students in the community attend Northwood Middle School in adjacent unincorporated Spokane County. Mead High School serves the area despite not serving the nearby community of Mead, for which it was originally named. Mead High School is located on Hastings Road in the center of the Fairwood CDP. Brentwood Elementary serves the community west of Division Street and Farwell Elementary serves the area east of Division.[5] Whitworth University is located immediately south of Fairwood, with the CDP's southern boundary running along the campus boundary.[6][4]
Public Transit
Fairwood is served by the Spokane area's public transit provider, the Spokane Transit Authority, which runs two fixed-route bus lines through the CDP.[7]
